Design and Construction Management
MarketPlace Development provides comprehensive design and construction
services to airport and airline clients as well as skilled assistance to retail
tenants. We have managed the design and construction of numerous
concessions programs that have required complex planning and implementation
schedules. In all cases our success in these projects has relied
on detailed planning and coordination with the airport/airline
owner, its architectural and engineering team, the base building
contractor, building inspectors and our tenants along with their
designers and contractors.
We perform base-building design and construction activities and
also provide comprehensive tenant coordination services.
Our base building services include:
- Review airport/terminal construction plans, proposed concessions
layouts and locations, passenger flows, utility infrastructure,
and operational issues (i.e.: distribution and delivery facilities,
storage, rubbish removal, utilities)
- Develop retail image for concession areas, including conceptual
and schematic design
- Prepare design standards for tenant areas and common areas,
including signs and wayfinding
- Develop landlord and tenant scope of work for design and
construction activities
- Review final construction documents for inclusion of retail
scope consistent with design standards and design intent
- Monitor construction implementation of concessions space
plan
- Prepare lease outline drawings ("LOD’s")
to document leased premises and utilities
- Prepare tenant design guideline manual
- Develop tenant design review process
Our tenant coordination services for each retailer include:
- Design review and approval
- Assist tenant obtain pricing from qualified contractors capable
of performing work at airport
- Assist tenant obtain required permits
- Pre-construction coordination with tenant’s general
contractor:
- Monitor construction to ensure compliance with airport/airline
rules & regulations and with approved design documents
- Assist tenant's general contractor to obtain inspections,
health or code permits
- Assist tenant contractors with access for staff and for construction
material deliveries
- Perform close-out including punch list Inspection, follow
up on any outstanding punch list items, and obtain close-out
documents from tenant
